What this site is

CaspiProperty is a property search and market-data site for Azerbaijan. Using the site means accepting what is on this page.

What the numbers are, and what they are not

Every price on this site is an asking price. Azerbaijan publishes no register of what homes actually sell for, so no page here can tell you a sale price, and none pretends to. Medians, changes, yields and estimates are all calculated from what sellers are asking for property on the market now.

They are information: not a valuation, not financial or legal advice, and not a basis on their own for buying, selling or lending. Where the data has gaps we set them out rather than paper over them — they are listed on the Data page.

The listings you find here

Most listings on this site were published elsewhere by someone else, and we show what was published — including its mistakes. We are not the seller, not the seller's agent and not a party to anything you agree with them. Check the property, the papers and the price yourself before any money moves.

A listing marked Yoxlanılıb came to us directly and we checked what the mark says we checked: the address, the point on the map, and — where a document was supplied — that the person listing it appeared entitled to. That is the whole of what it means. It is not a guarantee of the property, its condition or its title.

Listing your own property

By sending us a property you confirm that it is yours or that the owner authorised you, that what you tell us is true, and that the photographs are yours to publish and nobody else's. You give us permission to publish them on this site while the listing is up.

We may refuse, edit, send back for changes, unpublish or delete any submission — in practice because something did not check out. Nothing appears on the site until a person has looked at it.

Price changes you make are kept and shown as price history. That is what this site is for, and it applies to your listing exactly as it applies to every other one. Publishing is free at the moment; if that ever changes you will be told before it applies to you.

Your account

One account per person, and the sign-in stays yours. We can suspend an account being used to spam, to copy the data in bulk or to mislead people.

What you may not do

• Copy the data in bulk, scrape the site, or resell what is on it.
• Reach the site by automated means outside an ordinary browser.
• Present our figures as your own product or service.
• Anything unlawful, abusive or deceptive, and any attempt to break the site or reach parts of it that are not yours.

What belongs to whom

The design of the site, its text, the database of collected listings and everything computed from it are ours. The content of an individual listing belongs to whoever published it.

The site as it is

We run it carefully, and it can still be wrong, incomplete or briefly down. It is provided as it is, without warranty. So far as the law allows, we are not liable for losses arising from relying on it — and nothing here excludes liability that cannot lawfully be excluded.

Changes, and the law that applies

These terms change from time to time; the date at the top says when they last did. They are governed by the law of the Republic of Azerbaijan, and disputes belong to its courts.
