How CaspiProperty turns public listings into useful market context.
What the prices mean
Every price on CaspiProperty is an asking price: the amount advertised by the seller or agent. It is not evidence of the amount paid in a completed sale.
We first began observing listings on 4 August 2026. Days on market therefore means days since our first sighting, which may be later than the original publication date.
How the history is built
Each morning we take a new observation of publicly available property listings. A changed asking price becomes another point in the property's history; the earlier observation remains intact.
A missing observation stays missing. We do not estimate or fill gaps in price history, and an incomplete collection is not treated as proof that a property left the market.
Statistics and estimates
District medians and other market figures are calculated from the listings in the stated place and category. A median is the middle observed value, so a few unusually high or low listings have less influence than they would on an average.
Rental yield and price guidance are estimates based on asking prices and the available sample. They are a starting point for research, not a valuation, guarantee or financial advice.
